Construction on the two-level building that will replace the existing Parmigiano’s Restaurant is expected to commence within a month.
Planning Board members granted and now the owners, Arthur and Steven Lepore, await demolition and construction permits, Councilwoman Anna Haverilla said.
The new building will have a brick façade, a copper roof cupola and offices on the second level with retail stores and the new restaurant on the first floor.
"They made it so they could have some rental income and still run a restaurant," said Haverilla. "It is a beautiful building they are putting in and goes along with everything else in town."
Architect Robert Zampolin said the building plans for the foundation are nearing completion and should be submitted within the next week. Then permits could be issued and demolition and construction could commence.
"It will be a nice signature building as you’re coming into town. The first significant structure as you’re coming towards the center," he said.
Builder Paul VanDyke said accommodations such as an extensive landscaping plan and the addition of fencing, were made to address neighbors’ concerns about their views being obstructed.
He also said "plenty of parking" is assured for the shoppers and diners.
"This building is going to be farther back [from the sidewalk]. [The Lepores] did major traffic studies, this was in front of the Planning Board for quite a bit and they were quite accommodating with the Planning Board. Whatever was asked they would go back and change," said Haverilla.
She added, "what [the Lepores] came up with suits their purposes and ours. I do think they did a nice job."
